DEAR BROOKSHIRE HOMEOWNER
Inquiries have been made over a lengthy period of time to the Brookshire Board of Directors regarding roofing materials allowed by Brookshire’s CCRs. As you know, our CCRs require cedar shake roofs only. Pursuant to these ongoing inquiries, the Board of Directors has researched ability to amend our CCRs. In 2025 it was determined by the Board’s research and confirmed by our HOA attorney’s legal opinion that the requirement for amendment of CCRs and for cedar roof shakes renews every 10 years and any amendments now require a simple 51% majority approval vote from homeowners. Your Board is now requesting your vote to accomplish this amendment.
The amendment being voted on is to allow synthetic cedar shake alternatives in addition to the traditional cedar shakes defined in the current CCRs. The Board has selected four (4) specific colors that closely match the cedar roofs currently in Brookshire.
The Board’s research and our HOA attorney’s legal opinion confirms at this time that a 51% majority of homeowners is required to amend the CCRs to allow only certain approved synthetic roofing materials approved by the Board, pursuant to Paragraph Four (4) below.
Brookshire’s Architectural Chair has extensively researched synthetic roofing alternatives and has presented the same to the Board. The Board has reviewed various synthetic roofing products and has selected and approved four (4) specific colors from which Brookshire homeowners can select. Any homeowner wishing to review available products is encouraged to schedule a time to do so with Jason Yen, Architectural Chair.
It is important to note that only the four (4) roofing colors referenced in Paragraph Four (4) above are approved or allowed.
It is important to note that any homeowner wishing to roof their home with cedar shakes may certainly choose to do so. It is important to note that absolutely no metal or asphalt roofing is permitted. It is important to note that absolutely no synthetic roofing color is permitted other than the four (4) roofing colors referenced in Paragraph 4. Pursuant to Brookshire CCRs any roofing material selection must be submitted to the Architectural Committee for approval before any roofing work commences.
You, as a Brookshire homeowner, are requested to approve or not approve changing Brookshire CCRs and By-Laws only regarding synthetic roofing materials referenced above.
You, as a Brookshire homeowner, are requested to vote “Approve” or “Do Not Approve,” sign below including your Lot #, and promptly return your vote in the enclosed stamped, pre-addressed envelope. Only Brookshire homeowners may vote, renters are not able to vote.
You are requested to send your written vote within 20 days of date of this letter, on or before April 6, 2026.
